Frequently Asked Questions

Here are answers to some of the most common questions we receive from property owners.

  • We offer full-service property management as well as tenant-placement services for owners who prefer to manage their properties themselves. Our services include rental marketing, tenant screening, lease preparation, rent collection, maintenance request management and repair coordination, property inspections, owner accounting, and ongoing communication with owners and residents.

  • Our fees depend on the services provided and are clearly outlined in your management agreement. For your peace of mind, our monthly management fee is based on rent actually collected, not rent that remains unpaid. We believe in transparent pricing, with all applicable fees discussed upfront so you know what to expect.

  • Rent is generally due on the 1st of each month. When tenants pay on time, we typically transfer your rental proceeds to your designated bank account by the 15th, often sooner. You will also receive a monthly statement detailing rent collected, management fees, maintenance expenses, and other applicable charges.

  • We carefully review applicants' credit, verified income, rental history, eviction records, and background-screening results. We evaluate the overall application rather than relying on a credit score alone.

  • We evaluate comparable rentals, property condition, location, and market demand to recommend a competitive rental price. We may suggest adjustments as market conditions change, but the final decision is always yours.

  • We market rental properties through Hemlane, which distributes listings to major rental websites, along with additional marketing channels when appropriate. We prepare rental listings, respond to inquiries, coordinate showings, and manage applications.

  • Residents can submit maintenance requests through our online management platform. We review requests, communicate with residents, coordinate repairs with appropriate vendors, and keep owners informed. We handle routine repairs up to $350 without requiring prior approval, keeping maintenance efficient and minimizing delays. Repairs exceeding this amount require owner approval, except in emergencies where immediate action is necessary to protect your property or its occupants.

  • We document property conditions, conduct inspections, require renters insurance, and address documented lease violations. We also communicate with owners about concerns that may affect the condition or value of their investment.

  • We monitor rent payments and follow up on overdue balances. When necessary, we issue the appropriate notices and coordinate the eviction process in accordance with North Carolina law.
Our goal is to address payment issues promptly while keeping owners informed.

  • Yes. In addition to your monthly statements, we provide an annual income-and-expense summary and the applicable Form 1099 to assist with your tax preparation.

  • Yes. Our online owner portal provides access to property information, financial records, and supporting documentation. We also communicate directly with owners by email, phone, or text.

  • Absolutely! Our tenant-placement service is available to owners who prefer to handle day-to-day management themselves. We assist with advertising, showings, applicant screening, lease preparation, and coordinating the move-in process.

  • Yes. Before a lease expires, we review current market conditions, the tenant's payment history, and the property's condition. We discuss our recommendations with you, including any proposed rent adjustments, and coordinate the renewal process once the terms are approved.

  • Absolutely. If you have preferred contractors, we're happy to work with them. Simply provide their contact information, and we can coordinate repairs and maintenance with them, subject to their availability and qualifications.
